What is the current annual dues assessment amount?
As of January 1, 2020 the annual dues assessment amount is $230.00 per year.
when is the annual dues assessment sent out?
The annual dues assessment are collected annually by January 31st. You will receive an invoice as a reminder in your mailbox approximately 30 days prior to each due date. The Association’s fiscal year runs from January 1st through December 31st each year.
What is the police non-emergency telephone number?

What do I need to do when I sell my home?
Before you close on your home, please contact the board and request the Reseller’s Packet that must be included with your sales paperwork before you go to closing. The Reseller’s Packet contains copies of the Bylaws, Declarations, and Covenants for the Ridge Forest Home Owner’s Association. You may order the packet by sending an email to the board at board@ridgeforest.org, or by sending your request to the HOA at:

To offset printing costs, the cost of a Reseller’s packet is $12.00 and the packet will be delivered to you within 5 business days. If you require expedited delivery of a packet, the cost is $25.00 and the packet will be delivered to you within 24 hours.
If required by your title company, you may also request a letter from the HOA attesting whether or not all HOA dues and outstanding invoices have been paid for your property.
Important note: No request for a Reseller’s packet will be honored if there are any outstanding HOA dues, late fees, or unpaid balances associated with the HOA account for your property.

what do I need to do if I want to make changes to my home or property?
Before making any changes that affect the appearance, style, or structure of your home or property, you must first obtain approval from the Architecture and Environmental Review Committee prior to beginning work.
Before you begin, simply submit your proposal in writing using the AERC request form to any board member, or you may send it directly to the chairman of the architectural committee for approval. Once approval is obtained, you may begin work on your project.

Do I need HOA approval to cut down a tree in my property?
In general, yes, but it depends on the size of the tree.
In accordance with the Covenants, no sound trees measuring in excess of six (6) inches in diameter two (2) feet above the ground shall be removed from any Lot without written approval of the Association acting through the Architectural and Environmental Review Committee or duly appointed Sub-Committee.
Also, Owners are prohibited to undertake any activity contrary to any conservation easement and/or agreements between Declarant and any governmental entity and recorded among the Land Records of Anne Arundel County. There are several conservation easements located throughout our community, so check with the board before you cut any tree that you suspect may be in a conservation zone. County fines for cutting trees in a conservation easement are very steep!

How often/when does the board meet?
The HOA Board meets on a monthly basis. Typically board meetings are schedule for the second Tuesday of each month but the specific date may shift due to holidays, special events, or meeting venue availability.
All members in good standing are invited to attend the board meetings. If you wish to attend a board meeting, please contact the board and we will provide you with the meeting time and location information.
Due to current Covid-19 restrictions, board meeting are held via Zoom teleconference. Please contact a board member if you wish to dial in to the meeting.
What is Forest Ridge Limited partnership? what is the water and sewage assessment?
Storm water and sewer frontage assessment is managed by a company set up by the builder and is otherwise not associated or affiliated with the Ridge Forest Home Owner’s Association. The annual water and sewer assessment is handled solely by that company. The water and sewage assessment is a fixed cost for the installation of water and sewage infrastructure incurred by the developer when the community was first built. The assessment was levied by the builder against all homes in the community and is based, in part, on how much of the property abuts the street.

When is the annual meeting for all members?
The annual General Meeting of the HOA members is typically scheduled for mid-October. The specific data may vary based on meeting venue/location availability. Notices are mailed to all members no less than fifteen calendar days prior to the meeting.
When is trash pickup? (Waste Management services)
Our trash, recycling and yard waste is collected on FRIDAY morning, except on holidays or in inclement weather. Please place recycling, yard waste, and trash at the curb by 6 a.m., and please store your trashcans and recycle bins within 24 hours after pickup. Please note that trashcans and recycle bins must be stored out of sight as seen from the street.
Collections are not made on the following holidays: New Year’s Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, and Christmas Day. No other holiday interrupts collections.
